So How Much Is Your Home Worth?

We provide a valuation of the homes of Jerusalem residents, at no cost

The service provides a professional valuation of homes and apartments in Jerusalem.

This is not a formal appraiser's assessment! But thanks to the extensive knowledge we have built up, the valuations we provide are very accurate.
The service is offered to sellers who are thinking of selling their home or who have already advertised and want to know what their home is really worth.

We prepare an orderly report on the home that includes all the legal and planning aspects, a check of building rights, and much more information relevant to the valuation and to the sale process in general."

Of the clients who decided not to sell at this time, most recommended us to at least one person as real estate agents to guide a purchase and/or sale process.

So it has definitely paid off for us, and continues to pay off for us today!"

"Many people ask, 'How much is my home worth?' On the face of it, given the amount of information on the internet today, each of us can get mountains of information without even leaving the house!

"It started with online access to the Tabu extract at a cost of 15 NIS

which makes it possible to find out the identity of the owners of any property, the registration status of the property and to get general characteristics such as the plot size or the built area.

In addition, on the website "Tax Authority Real Estate Information" you can get information on every real estate deal actually carried out and, in effect, for how much each apartment was sold.

Services and websites also emerged, such as Madlan apartment prices, WinWin and Yad2, which provide statistics and various breakdowns.

On the face of it, the more information we have, the better, because we can make better decisions.

The main problem is that despite the abundance of information, the information available to each of us on the internet is incomplete and partial.

In most cases you need to know how to analyze the information, and sellers/buyers do not always have the right tools to analyze the information and draw the right conclusions.

Whether we want to sell or to buy, today we can go to the "Tax Authority Real Estate Information" website and, on the face of it, estimate the property, but there is a very big gap between the truth and the information we manage to gather, because there are many variables along the way that were not taken into account"

So which parameters do you fill in that a seller cannot find on the internet or anywhere else, and how does it affect the price of the apartment?

"1. Whether the building has an elevator - an effect on the price of between 5% and 25%, depending on the floor.

2. Whether there is a sun balcony - and how big it is. The effect on the price is about 10% of the price.

3. Whether there is a safe room (Mamad) - an effect on the price of about 5%.

4. Whether the apartment being sold is a new apartment from a developer or a new apartment under TAMA 38.

5. Whether there are additional building rights.

6. Parking or the number of parking spaces, and whether they are registered in the Tabu.

7. The condition of the property - from renovated and architecturally designed to a full renovation needed can affect the value by 100,000 NIS in small apartments and can reach 700,000 NIS and even more.

8. The legal status of the property - if there is a registration problem, the value of the property can fall by 10% and even more.

9. In the same building there can be a rear-facing and quiet apartment or a front-facing and noisy one, and there can be gaps of about 15% and even more.

10. Although data is recorded on the year of construction, the size of the property and even the number of rooms, all too often we come across incorrect information.

For example, if we sold a 5-room apartment but two rooms were joined into one huge room, in most cases the figure shown will be 4 rooms )

11. The terms of the deal that affect the price, for example: a vacating period of a year and a half or non-standard payment terms.

12. Personal circumstances - for example, whether the owners of the apartment that was sold were going through a divorce and therefore agreed to a significantly lower price in order to finish the process quickly.

All of these can affect the value of our home by tens of percent, so if there are sellers who are thinking of selling, we would be glad for them to contact us for a free home valuation service, with no cost and no obligation on their part, but with our full commitment and professionalism on our part!"
