What is pinui binui, and what is TAMA 38?
In pinui binui (evacuation and reconstruction), an old building or complex is demolished and new buildings go up in its place, and the residents receive a new apartment in the project, usually a larger one.
TAMA 38 is a national plan for reinforcing old buildings: the building is reinforced and extended, or demolished and rebuilt, and the apartments usually gain a safe room and a balcony. In both tracks the developer funds the construction from the new apartments it sells.
