Jerusalem Renews Itself with 600 New Apartments

This is a complex of 80 apartments in the Kiryat Menachem neighborhood, which will be vacated as part of a demolish-and-rebuild project promoted by the authorities. It includes 136 apartments and 13 commercial units, and more than 600 new apartments will be built in its place. More than 40% of the owners of signing rights in the complex have already signed an agreement with the MnG group.

The Kiryat Menachem neighborhood, in southwest Jerusalem, one of the central neighborhoods built in the 1960s for immigrants who arrived in the city, is moving toward urban renewal some 60 years after its founding, thanks to a series of projects currently being advanced. One of them is the large evacuation and construction project of the Dahomey complex in the neighborhood, under which more than 600 new apartments are planned.

The MnG Urban Renewal Group recently announced that, after lengthy negotiations with the representatives of the apartment owners and attorney Yaron Rabinowitz, who represents them, more than 40% of the owners signed the agreement. This is an important step that advances the project and the planning process, which has already begun with the cooperation and support of all the planning authorities, mainly the Urban Renewal Authority and the Jerusalem Development Authority.

The Dahomey complex is located in the heart of the renewing Kiryat Menachem neighborhood. This fact, together with a complex planning requirement that calls, among other things, for the use of additional land adjacent to the wall, led to the decision that the project would be promoted under the Jerusalem Urban Renewal Authority, which recently began operating under the Jerusalem Development Authority (JDA).

The plan includes the evacuation and demolition of 136 homes and 13 commercial units, and the construction of more than 600 new homes in their place, as mentioned, in addition to thousands of square meters of commerce, employment and public buildings for the benefit of all residents of the neighborhood and its surroundings. It is worth noting that the project, which began as part of the TAMA 38 scheme, became an evacuation-and-construction model as part of a joint process by MnG with the authorities (the Israel Land Authority, the Ministry of Housing, the District Committee, the Local Committee and RLI) with the aim of providing the most suitable solution for all parties, especially the apartment owners. In addition, the transition to an evacuation-and-construction model will allow the construction of the public spaces and community buildings needed in this strategic and important location.

The MnG Group was represented in the process with the tenants by attorney Liron Levy-Lev of the Amit, Pollak, Matalon law firm. The planning and promotion of the new urban plan was entrusted to Peled-Kimmelman Architects and Urban Planners. The apartment owners will receive a significant improvement in their living environment, in the form of an additional 25 square meters to their current apartment, plus a 12-square-meter sun-deck balcony and a parking space in an underground garage.
