The Renovation of Jerusalem's Oldest Shopping Center

Under the proposed plan, two towers will be built on the site of the existing old shopping center, connected by podiums over five shared basement levels. The entire complex will be mixed-use, combining retail, offices and residences. Areas will also be set aside for public buildings. Most of the towers will be residential, with a total of 230 housing units. A shopping center of more than 4,000 square meters will be built on the lower floors, the building height will reach 24 stories, and a 6-level underground parking garage will be built beneath the towers.

Today the owners of the shopping center are the veteran Jerusalem construction company Israel Brothers, while the ground floor of the building is owned by the supermarket magnate Rami Levy. Levy operates a supermarket of his chain there, including an adjoining parking lot. The ownership split today is 90 percent to the Israel Brothers company and the remaining ten percent to Rami Levy Shikma Marketing. The project is the result of planning by Yigal Levy Architects.

The proposed high-rise construction is in line with the new development plan for the Talpiot industrial zone and in view of the proximity to the light rail axis that is expected to pass along Pierre Koenig and Hatnufa streets adjacent to the complex.
