Thousands of Apartments on the Egged Talpiot Parking Lot

The Jerusalem Municipality approved the plan by the company Nitsba to establish a mixed-use complex with 2,000 apartments in the Talpiot employment zone.
Following up on "Magdilim": The local planning and building committee recommended the submission of a building plan for the Egged parking complex, located at the corner of Moshe Bar'am Street and Hebron Road, in the Talpiot neighborhood. Giant towers of up to 50 stories with 2,000 apartments will be built on the parking lot. Because of the proximity to the light rail, a building percentage of 1200 was set.
The plan, which covers approximately 73 dunams, proposes demolishing the existing parking lot and building in its place an urban complex with mixed uses of housing, employment, commerce, hotels and public institutions, near the light rail Blue Line and the renewed Talpiot district.
The plan, submitted by the Nitsba Group and designed by architect Yigal Levy, includes the construction of eight residential buildings with a height of between 13 and 50 stories above the basement, intended for commerce and employment.
The project is expected to include approximately 2,000 housing units (of which at least 20% are apartments of up to 80 square meters), of which 1,000 will be rented long-term for at least 20 years; approximately 60,000 square meters of employment space, which will be built in an additional building; approximately 9,200 square meters of commercial space; and a swimming pool, with an option for a soccer field above it and a basketball court.
The plan also includes the construction of extensive underground parking with electric vehicle charging infrastructure, an underground bus parking facility of approximately 7 dunams, an urban plaza, open public spaces with walking and cycling paths, play areas, landscaping and ornamental ponds. The planning emphasizes the principles of sustainable construction and strengthens connectivity with the Givat Hamatos neighborhood and with central routes such as Pierre Koenig, Yad Harutsim and Derech Beit Lehem.
Jerusalem Mayor Moshe Leon stated: "The Talpiot neighborhood is becoming an advanced and innovative district in the heart of Jerusalem. Talpiot is experiencing an unparalleled boom in planning and action. This is what we saw, this is what I saw, when we approved the Talpiot 2040 master plan. Now we see our vision taking shape and materializing in its surroundings, and together we are creating a new and magnificent continuity. This is the face of the future, and I am proud of it."
The municipality stated: "The old Talpiot industrial zone, where shops, workshops and garages currently operate, will undergo a major transformation in the coming years that will turn it into a leading district for business, employment, residence and culture. This renewal is based on advanced urban planning principles: mixed uses, welcoming public spaces, prioritization of public transportation (including three light rail lines: Blue, Purple and Light Blue), wide sidewalks and pedestrian routes that connect the renewed Talpiot district with the high-quality urban fabric. The district, established under the Talpiot 2040 master plan, is located near the project promoted by the Nitsba Group."
