Approximately 2,000 housing units are heading to the Jerusalem District Committee's table: the committee is expected to discuss tomorrow (Monday) the submission of 5 plans across Jerusalem, offering 1,186 housing units.
The plans being discussed for deposit are: the Berl Locker 25-26 complex in the Pat neighborhood (224 units); evacuate-and-rebuild at 7 Columbia Street, Kiryat Menachem (210 units); evacuate-and-rebuild at 19-21 Iceland Street, Columbia 16 (289 units); urban renewal at 238 Hananth Street (340 units); and urban renewal at 7-9 Bnei Batira (123 units). The plans under discussion and objection are: Guatemala 25-27-29 (290 units); urban renewal on Avshalom Habib Street, Complex D (332 units); and renewal at 26-28 Brazil Street in Kiryat Yovel (280 units).
224 apartments in the Berl Locker complex
The "Berl Locker 25-26 Jerusalem Complex" plan in the Pat neighborhood, which is being discussed at the district level for the first time, covers an area of 3.5 dunams. The plan proposes demolishing the two existing buildings, with a total of 64 units, as well as the above-ground parking, and building in their place a new residential tower integrated with built public areas and open green spaces. The proposed residential project consists of 224 units, of which 20% are small apartments. The plan was initiated and submitted by the companies Rothstein and Terra Real Estate. The lead architect is Avraham Mendel.
210 apartments on Columbia Street
The evacuate-and-rebuild plan at 7 Columbia Street, in the Kiryat Menachem neighborhood, covers an area of 3.5 dunams. The plan proposes demolishing an old building and building three new buildings of 12.5 floors above a designated entrance level, including 210 housing units. Beneath the entrance level, five floors will be built for underground parking, technical facilities and storage. The plan was initiated by the company Tra Projects. Architect Hagit Baruch-Hershtik is the lead planner.
289 apartments on Iceland Street
The evacuate-and-rebuild complex at 19-21 Iceland Street, Columbia 16, is located at the intersection of Iceland and Columbia streets in the Kiryat Menachem neighborhood. The plan applies to a land complex with a total area of approximately 7 dunams, where three four-floor residential buildings, with a total of 74 housing units, will be demolished to build 289 new housing units, of which 20% are small units of up to 55 square meters. The plan was promoted by the company Azorim, which submitted it to the local committee. Architect Mandy Rosenfeld is the lead planner.
340 apartments on Hananth Street
The evacuate-and-rebuild complex at 238 Hananth Street in the Gilo neighborhood is located on a future light rail route, on an area of approximately 10.64 dunams. Within the plan area there is a residential building of 65 housing units and 9 ground-floor shops, which is planned for demolition. In its place, three residential buildings will be built on a podium, 22 floors high on Hananth Street, with a total of 340 housing units and a commercial frontage on Hananth Street, including widening of the right of way. In addition, the plan grants additional rights to the public building within the plan area, as well as for public use. The plan was initiated by the company Almog Psagot, which submitted it to the local committee. The lead architect is Boaz Bitman.
123 apartments on Bnei Batira Street
The construction approval plan at 7-9 Bnei Batira Street applies to a lot of approximately 1.5 dunams. There are two five-floor buildings on the land, with 30 units. In place of the buildings designated for demolition, the plan proposes a 23-floor building with 123 units. The plan was initiated by Cozy Casa, and the lead architect is Michal Meir.
