The Huge Real Estate Project Is on Its Way to Jerusalem: Migdal Emek Ai-Ha'lim

The Jerusalem Municipality, through the local planning and building committee, recommended that the district committee deposit the Migdal Emek Ai-Ha'lim plan, which includes building a residential complex, commerce, employment space and a public building at the Pat Junction.
The Migdal Emek Ai-Ha'lim project covers about 6 dunams and proposes evacuating the gas station and the existing building in the complex, and building a tower
of 34 floors that includes 220 units, commercial and employment areas of about 5,200 square meters
The plan covers an area of approximately 6 dunams and proposes removing the gas station and the existing building in the complex, with an area of approximately 5,200 square meters.
In addition, the plan proposes building a 4-floor public building for an elementary school. On the basement level, a commercial frontage toward Herzog and Yaakov Pat streets is proposed. Also, in its northern part, the plan proposes building a bridge over the proposed Herzog Street to connect the complex and the neighborhood with Deer Valley Park, while connecting with the existing crossings in the neighborhood. An additional 2-floor public building is proposed toward the Deer Valley Park.
The plan is being advanced under the policy of building along the light rail axes. It is a significant plan that allows the gas station to be evacuated and land use to be optimized, while creating a mixed-use complex that includes the establishment of a school, which will respond to the addition of the
many homes in the neighborhood.
Another committee decision was that 30% of the housing units will be rental apartments.
Jerusalem Mayor Moshe Leon: "This is an important plan that allows optimal use of the land, including a mixed-use space."
The plan's applicants are Azorim Building (1965) Ltd. and Delek Israel Properties Ltd.
