The New Urban Center of Gonenim

The Jerusalem Municipality recommends approving a major plan to create an urban center in the heart of the neighborhood. Planned: tens of thousands of square meters of public buildings, commercial employment areas and open public spaces, along with 440 new housing units.
As part of the plan, tens of thousands of square meters of public buildings, employment and commercial areas and open public spaces are expected to be built, along with 440 new housing units, which are also intended for student residences, affordable rental housing and assisted living. The plan aims to make the most of the area, located in the heart of a zone undergoing extensive urban renewal and a transportation revolution, and to create a vibrant urban center.
Sports hall and student residences
The complex, which covers an area of approximately 28 dunams between Bar Yochai Street and Dov Yosef Boulevard, currently includes several public buildings, including two schools, a preschool center (daycare), a community center (the "Kangaroo Center") and a residential building. According to the plan, most of the existing buildings will be demolished and a new urban center will be built in their place, combining, among other things, housing units and student residences, public buildings with an area of approximately 51,000 square meters and commercial and employment spaces with an area of approximately 39,000 square meters.
The plan, located near the light rail network route (the Green, Light Blue and Purple lines), includes building 4 basement floors facing Dov Yosef Boulevard, to be used for cultural and commercial purposes, and above them a high school and a 30-floor residential building that will include 240 housing units.
In addition, three floors will be built for daycare centers, kindergartens and cultural purposes, and above them a 25-floor residential building with 200 housing units.
The project, designed by architect Miron Cohen, also includes a multi-purpose sports hall and an adjacent four-floor building that will include daycare centers, kindergartens and a synagogue, facing Bar Yochai Street. In addition, the plan includes a new roundabout that will connect Dov Yosef Boulevard with Bar Yochai Street, open public space, paths and courtyards.
The plan was formulated in collaboration with the Urban Renewal Administration of the Jerusalem Development Authority and emphasizes public participation in order to understand and respond to the needs and wishes of the residents. The plan also creates optimal use of the area and responds to various public needs, while taking a citywide perspective and strengthening Jerusalem's standing by creating an important urban center in the south of the city. The plan creates a vibrant neighborhood center that is active throughout the day, including cultural, recreational and sports uses, along with extensive open spaces.
Jerusalem Mayor Moshe Leon stated: "We are proud to see how Jerusalem's old neighborhoods are renewed and transformed into dynamic, forward-looking urban centers that fit our vision of urban renewal. The new Gonenim urban center embodies an important concept that encompasses social justice, economic justice and environmental justice."
