From Industrial Zone to Elegant Neighborhood

The Local Planning and Building Committee recommends that the District Committee approve four major building plans in the renewed Talpiot district. The plans include hundreds of high-rise housing units, including affordable rental housing, along with employment and commercial areas.
The Jerusalem Local Planning and Building Committee continues to promote the renewal of Talpiot's former industrial zone. Recently, the local committee recommended that the district committee approve four building plans that will advance the vision of transforming the neighborhood into a vibrant center combining business, residences and culture. The plans reflect the area's ongoing change and offer a variety of solutions to the needs of residents and the community.
The industrial, manufacturing and crafts complex
One of the plans the local committee recommends depositing focuses on a mixed-use complex between HaTa'asiya, HaCharoshet and Uman streets, on an area of approximately 8.2 dunams. The plan includes building two 30-floor residential buildings on a six-floor base, three floors for commerce and three for employment, with 220 housing units, of which 191 are for residence and 29 for rent.
The local committee discussed increasing the supply of rental housing, including low-cost rental housing. In addition, a six-floor public building will be built for a school, along with areas for a daycare center, a synagogue, community needs, an urban square and open public space.

Pierre Koenig, Uman and HaTa'asiya complex
Another plan the committee recommends depositing is located in the Pierre Koenig crafts and industrial complex, on an area of approximately 6.9 dunams, most of which is vacant of construction and is currently used as a gas station and car service. The plan includes building two 31-floor mixed-use residential buildings with 252 housing units above an eight-floor underground parking facility. The six podium floors will be allocated to employment and commerce, covering approximately 15,600 square meters, 500 square meters will be used for public institutions and approximately 2 dunams will be allocated to open public space. The local committee also discussed the issue of low-cost rental housing and creating student residences on the lower floors.

Beit Bakal complex
The local committee recommends approving the plan for the Beit Bakal complex at 4 Yad Harutsim Street, which covers approximately 1.1 dunams. The plan proposes removing an existing one-floor building and erecting in its place a 10-floor building that includes 24 residential units, 2,300 square meters for employment and 700 square meters for commerce and a kindergarten, above a four-floor underground parking facility. The plan also proposes allocating approximately 600 square meters for public uses.
