The plan for 6, 8 and 10 Columbia Street, which covers 7 dunams and is located between Columbia and Iceland streets, proposes the demolition of three existing buildings with 131 apartments. In place of the building designated for demolition, the plan proposes three 30-story buildings, including 575 units and 8 conditional units, for a total of 452 units. The average area per housing unit with conditional area is 100 square meters.
The plan was submitted in March of this year and four objections were filed. The municipal engineer recommends accepting some of the objections and approving the plan, subject to modifications. Among other things, it was determined that the conditional rights will conform to the appraiser's report and to the coordination and review of an appraiser from the District Committee.
The plan was initiated by the Shapir Group. The lead planner is Professor Yigal Levy.
Another plan recommended for approval is the "Davidka Square" plan, located at 27 Jaffa Street in central Jerusalem. The plan area includes a 4-to-6-story building used for commerce, hotels (the Avram Hostel) and residences, with a total of 34 units. The plan proposes the urban renewal of the Davidka complex through the demolition of an existing building and the construction of two new mixed-use towers, of 38 and 39 stories, which include 390 units, public areas totaling 2,200 square meters, commerce totaling 1,629 square meters and employment totaling 3,201 square meters.
The plan is located next to the heavy rail station planned for construction in the complex and the existing light rail station on the site. The plan was submitted in February of this year and objections were filed.
One of the objections came from Israel Railways, which argued that the plan was promoted without coordination with it. The municipal engineer writes in his opinion that, when it was decided to deposit the plan, it had already been determined that Israel Railways' approval would be a condition for the deposit. However, Israel Railways' objection indicates that no such coordination or approval took place. The engineer determined that Israel Railways' approval would be a condition for approving the plan. The engineer recommends rejecting the remaining objections and approving the plan with modifications.
The plan was submitted by A.B.N.R. Even Israel Residence and Migdal Davidka Jerusalem Ltd., and prepared by Zilberstein Aharon and Ian Bader.
